Commercial Intelligent Building Technology

The modern commercial building needs to meet a wide range of requirements such as:

  • Flexible working environment.
  • Changes in building use over time.
  • Increasing and demonstrable energy efficiency (e.g. BREEM).
  • Building service monitoring for maintenance and cross charging.
  • Return on investment for developers and owners.

Intelligent building technology solutions from Reality Logic can help provide the right infrastructure to enable sucessfull integration of these disparate technologies. Integration with all the building services such as lighting, heating/HVAC, security, access control, blinds/curtains, fire protection and so is possible.

We have current and completed KNX projects at the following prestigious developments:

  • One Hyde Park, Knightsbridge. learn more
  • Watermark Place, City of London. learn more
  • Central St. Giles, Central London. learn more
  • Nottingham University.
  • Byrne Group Head Office, Richmond.
  • Intercontinental Hotels Group Head Office, Uxbridge.
  • Citigroup, Canary Wharf.
  • Arup Head Office, Soho.

You can find out more at our new commercial site which is currently nearing completion. For a sneak preview please go to http://www.intelligentbuildingtechnologies.com.

Blind Control

Reality Logic have significant experience commissioning solar blind control systems using Somfy hardware. Solutions have covered simple blind control through to complex sun tracking incorporating shadow control.

Lighting

The intelligent switching and dimming of lights can make a massive difference to the energy footprint of a building. Using systems such as DALI it is now possible to wire lighting circuits with 5 core power cables using traditional topologies yet have discreet control over individual or groups of fittings. DALI also allows the dimming of fluorescent fittings. KNX/EIB will interface with DALI, allowing lighting to be seamlessly integrated with other building services and environmental sensors.

How does this help....? Consider the following possibilities and then think about the usefulness in your next commercial property project:

  • The ability to partition floors without having to rewire lighting circuits for different rooms. The lighting scheme can simply be reprogrammed.
  • The ability to turn any number of fittings on in a room or entire floor - from all of them to just one of them.
  • The ability to give control of the fitting above a desk to the person sitting at the desk - right from their PC.
  • The ability to have lights follow a person through a floor - e.g. as a security guard walks through a building.
  • Full and complete integration with environmental sensors such as movement, presence, time and light levels. Want to dim lights near windows to a lower level than those in the centre of a floor? KNX/EIB and DALI will do it.
  • Centralised control and monitoring of all the lights in the building.
  • Increased energy savings.

HVAC

Control systems such as KNX can easily be used to provide the intelligent control and monitoring of HVAC systems. The positive impact on the operating costs of the building as well as energy usage through efficient building heating are increasingly well known. Reality Logic's systems enable this to be done.

Monitoring and Control

The use of an intelligent building management system enables the building usage to be monitored to a high level of detail. Detailed energy profiling becomes possible as does the ability to integrate this information with other enterprise systems, such as cost centre billing.

Maintenance service levels can be improved since faults can be automatically raised to maintenance staff or even pre-empted by alerting staff to impeding service intervals on hardware.

Systems can be monitored and controlled from centralised areas, even remotely. The ability to change the running of building services to cope with rapidly changing circumstances also be comes a reality.
